The Brief

Westbrook Real Estate Partners engaged H&M Design Group to lead the full architectural design of a 14-storey mixed-use development in Austin's rapidly expanding East Side district. Alongside the build, they needed a structured pre-sales strategy to secure commercial tenants before construction commenced.

What We Did
  • Delivered concept through technical documentation across a 22-week design programme, coordinating with Austin's Development Services Department on all planning submissions
  • Designed a 14-storey mixed-use scheme totalling 187,000 sq ft, comprising ground-floor retail, four floors of Class-A office space, and nine floors of premium residential units
  • Built a full HubSpot sales pipeline with automated lead nurture sequences, deal-stage tracking, and a commercial buyer portal, enabling the Westbrook sales team to manage 200+ active prospects simultaneously
  • Produced 3D visualisations and a digital marketing campaign targeting commercial real estate investors in Austin, Dallas, and Houston

The Brief

Pacific Healthcare Development Corp required the full design and planning coordination of a 115,000 sq ft outpatient medical campus in Seattle's Northgate neighbourhood. The client had a firm requirement for LEED Gold certification and faced the added complexity of planning approvals spanning two county jurisdictions.

What We Did
  • Conducted a two-phase feasibility study covering site constraints, zoning analysis, structural options, and regulatory pathways across King and Snohomish counties, presenting four viable scheme options with comparative cost and programme assessments
  • Developed the full LEED-integrated architectural design, incorporating passive solar orientation, high-performance glazing, a green roof over the pharmacy wing, and a greywater recycling system across all clinical floors
  • Led the dual-jurisdiction planning process, securing approvals from both county authorities in a single coordinated submission, the first of its kind for this type of application in the Northgate corridor
  • Delivered energy modelling confirming a 38% reduction in operational energy against ASHRAE 90.1 baseline, directly supporting the LEED Gold submission

The Brief

Cascade Hospitality Group operates three boutique hotels across the Colorado Front Range. Following declining direct booking revenue and ageing interiors, they commissioned H&M Design Group for a full architectural refresh across all three properties, alongside a complete digital transformation to reduce OTA dependency and rebuild their direct sales channel.

What We Did
  • Redesigned all three hotel lobbies, guest corridors, and signature suites with a cohesive mountain-contemporary identity, sourcing materials locally to reduce costs and strengthen the brand story
  • Designed landscaped entrance courts and outdoor terrace areas for two properties, adding usable outdoor F&B space that generated new revenue streams post-completion
  • Migrated the group's reservations data into a consolidated Salesforce CRM, integrating the booking engine, email automation, and loyalty tracking into a single platform
  • Launched targeted paid search and Meta campaigns focused on Colorado mountain travellers, with conversion-optimised landing pages for each property, reducing cost-per-booking by 61%
