Discovery Call

We start with a 30-minute video call to understand your project scope, budget, timeline, and goals. This is a no-commitment conversation — our job is to listen, ask the right questions, and determine whether we are the right fit. We come prepared with questions about site, program, jurisdiction, and delivery expectations so the call is productive from the first minute.

Step Two

Proposal & Agreement

Within 48 hours of the discovery call, you receive a detailed written proposal covering scope of work, deliverable schedule, fixed pricing, and payment milestones. We do not use hourly billing for design phases — you know the exact cost before signing. Once agreed, an NDA and engagement letter are executed digitally via DocuSign so you are fully protected from day one.

Step Three

Design Development

Our team produces concept drawings, mood boards, and 3D visualizations in a structured design development phase. All work is shared via a dedicated project portal where you can view, annotate, and approve deliverables. We conduct scheduled video review sessions so nothing gets lost in email threads. Feedback is incorporated within 24–48 hours, turning revision cycles from weeks into days.

Step Four

Construction Documents

Full CD sets — including architectural, structural coordination, and MEP coordination drawings — are prepared to US building code standards and formatted for permit submission in the applicable jurisdiction. We work directly with your structural engineer or MEP consultants and manage the coordination so you do not have to chase deliverables across disciplines. All sheets are issued in PDF and DWG formats.

Step Five

Permit & Review Support

We prepare and organize all documentation required for US building department submission. When the plan checker issues comments, we respond directly and reissue corrected drawings — typically within two business days. Our team is familiar with the plan check processes of building departments across California, Texas, Florida, and the Pacific Northwest. We track submission status and keep you updated at every stage.

Step Six

Project Closeout

At project completion, you receive a full closeout package: final as-built drawings, record drawings, and a structured project handover document. We remain available throughout construction to respond to contractor RFIs, issue field clarifications, and provide supplemental details. Our goal is that your contractor never has to guess — and that the building gets built exactly as designed.

Your project manager is reachable within two hours during their working day — which overlaps with US afternoons and evenings. We do not rely on email as a primary communication channel, so nothing gets buried.
Our primary design tools are Autodesk Revit and AutoCAD for construction documentation, SketchUp and Lumion for 3D visualization, and Adobe Creative Suite for presentations. We deliver files in formats that any US contractor or consultant can open without additional software. If your team works in a specific platform we do not currently use, let us know — we have onboarded to client-specified tools before.
Yes. Our construction documents are prepared to IBC, IRC, IECC, and ADA standards as applicable to the project type and jurisdiction. We research the specific adopted code edition and local amendments for every project before we begin documentation. Where a local engineer of record is required to stamp drawings for permit, we coordinate that requirement explicitly in the engagement scope.
Timelines vary by project type and complexity. A single-family residential design through permit-ready CDs typically takes 10–14 weeks. A mid-size commercial project runs 16–24 weeks depending on scope and permitting timelines. We publish a milestone schedule in every proposal so you know exactly when to expect each deliverable. We have never missed a contractual milestone date.
We work on a milestone-based payment structure tied to deliverable phases: typically 30% at engagement start, 40% at design development approval, and 30% at CD set issue. All payments are accepted via ACH bank transfer, wire, or major credit card through our secure payment portal. We do not require retainers beyond the initial deposit, and we do not bill for time spent on internal revisions or coordination.
